YOUR MAMA’S NOTES: Famously low-key sitcom star and action-flick actor Topher Grace listed his celeb-pedigreed Sunset Strip home last August with an asking price of $1.895 million. The price dropped to $1.625 million before he took it off the market, hired a new real estate agent, had it staged by home stager to the stars Meridith Baer and re-listed it this week with an asking price of $1.599 million.
The current list price is, per Your Mama’s research, just shy of the $1.595 million Mister Grace paid for the two-bedroom and two-bathroom hideaway in the fall of 2006 when he bought it from beau-hunky actor Jesse Metcalfe who bought the property just eight months earlier for $1.275 million from celebrity make-up artist Scott Barnes who picked it up in 2003 from saucy actress Megan Mullallay.
Nestled privately at the end of a short cul-de-sac off dangerously twisty Sunset Plaza Drive, a gated exterior stairway passes a city-view garage-top terrace on its way to a lushly landscaped and completely private courtyard and porch. The front door opens unexpectedly and somewhat awkwardly directly into the dining room that’s staged as a sitting room. The adjoining, step-down living room has over-sized multi-paned casement windows, a fireplace and built-in bookshelves. A chest high snack counter divides the foyer/dining room from the U-shaped kitchen that’s fitted with granite counter tops on celadon-colored raised panel cabinetry, perfectly ordinary beige ceramic tiles on the floor and — again unexpectedly and somewhat unusually — separate under counter fridge and freezers instead of a more traditional full-height fridge/freezer unit.

Mister Grace, who has purchased and moved to a large condo in Los Angeles with his fiancée, model/actress Ashley Hinshaw, also owns a nearly 1,900-square-foot, loft-type floor-through condo with two bedrooms and 2.5 bathrooms in the heart of New York City’s West Village that he purchased in the fall of 2004 for $2,200,000 and, Your Mama’s research reveals, has several times made available as a furnished rental at rates between $14,000 and $15,500 per month.
