YOUR MAMA’S NOTES: It was those eagle-eyed kids at Curbed from whom Your Mama first learned that a polished townhouse owned by Sarah Jessica Parker and Matthew Broderick popped back up for sale today with a reduced asking price of $22 million.
The Emmy-, Golden Globe- and Tony- and Razzie- winning showbizzers picked up the West 10th Street property in March 2011 for $18.995 million but, so the scuttlebutt goes, never actually occupied the premises. They first and unsuccessfully attempted to flip the mid-block townhouse in September of 2012 with a pie-in-the-sky price tag of $24.995 million. It sat around without a reduction until June 2014 when it was taken off the open market. New listing details show the recently refreshed, 25-foot wide red brick residence was originally built in 1846 and stands four floors above ground (and two below) with a total of five bedrooms, five full and three half bathrooms and seven fireplaces in about 6,800 square feet.
A classic, raised stoop entrance leads to a long and narrow foyer and stair hall with gray flagstone flooring and a reasonably discrete powder room. A formal dining room at the front looks out over the street through mahogany-trimmed windows and, at the rear, a 31-foot long formal living room with period molding and originally mantlepiece has a nook with wet bar and direct access to the townhouse’s private garden via a small terrace and exterior staircase. The semi-subterranean garden level has a handy-dandy service entrance, a guest/staff room with private en suite facility, an additional half pooper, and walnut and marble Boffi-brand kitchen and breakfast room with direct garden access through a trio of French doors.
There are three guest/family bedrooms on the third floor, two of them awkwardly configured, one with private bathroom and another with adjoining sitting room/library and direct access to a compact hall bathroom shared with the third bedroom. The Master suite spreads luxuriously across the entire fourth floor and is composed of a good-sized bedroom, and over-sized bathroom with hand-carved stone bathtub, a pair of windowed walk-in closet/dressing rooms and a private terrace that spans the full width of the buildings with garden overlook.
The top floor consists of a massive, multi-purpose family room with two over-sized skylights, a state of the art entertainment system and a downright impressive 45-foot long stretch of bookshelves filled with actual books. At the street end of the uppermost level there’s a small, enclosed office and a convenient, limestone-sheathed and mosaic tiled half bathroom.
Avid celebrity real estate watchers may recall the purchase of the Greenwich Village townhouse now up for sale came a bit more than a year before oft-house hunting Parker-Brodericks were rumored and reported to be in negotiations for a pair of side-by-side townhouses on a leafy block in Brooklyn’s Brooklyn Heights neighborhood. Later reports suggested the side-by-side deal fell through and that the couple shifted gears and shelled out about $4 million for another, new build townhouse, also in Brooklyn Heights. For the record, children, Your Mama has no direct knowledge of any Brooklyn Heights townhouse purchase by the veteran Manhattanites and, as far as we know, the Parker-Brodericks remain ensconced in their 4,300-ish-square-foot townhouse residence smack in the center of Manhattan’s West Village. We’re not talking now about the one currently for sale but the smaller townhouse they acquired in April 2000 for $2.995 million and that a bit of which was captured during and unconventional video interview produced by the fine folk at “Vogue.” (Although word on the celebrity real estate street is that the Parker-Brodericks never moved in to the Greenwich Village townhouse, Your Mama notes the same ping-pong table seen in listing photos on the top floor of the Greenwich Village townhouse can also be seen in the front parlor of her West Village townhouse. Like so many other rich and/or famous New Yorkers, the Parker-Brodericks also keep a small compound in the sleepy but swank Hamptons community of Amagansett. In June 2005 they shelled out $4.6 million for a modest oceanfront home at the tail end of an L-shaped cul-de-sac and the following month they paid another $2 million for an even more modestly sized cottage directly across the street.
