YOUR MAMA’S NOTES: Nobody loves some good old-fashioned, mid-week floor plan porn more than Your Mama so when we heard word from eagle-eyed property-phile Wanda Hasasecret that detailed floor plans for five of the six penthouses atop New York City’s illustrious Puck Building are now posted on the dedicated website set up to market the building toppers we just about fell over with faint and flabbergast.
Few buildings define or are more identified with lower Manhattan than the nearly 130-year old Romanesque Revival-style Puck Building that anchors the Houston Street border between the SoHo (South of Houston) and NoLiTa (North of Little Italy) neighborhoods. Originally the building housed printing and ink related businesses and in the 1980s it housed the offices of the wickedly satirical (and long defunct) “Spy Magazine.” Currently New York University leases a big chunk of the upper floors and there’s a massive REI store on the ground floor.
The six, brand spanking new, über-luxe penthouses — the so-called Puck Penthouses — were conceived and added at enormous expense to the top of the wedge-shaped building in a feat of structural engineering derring-do by Jared Kushner who owns and manages the Puck Building along with his real estate mogul father, Charles Kushner, through the family’s Kushner Properties.
Mister Kushner The Son, along with significant input from his entrepreneurial real estate heiress wife Ivanka Trump, spared no expense in the restoration of original architectural details such as fluted cast iron columns and brick barrel-vaulted ceilings and spent an outright fortune on the highest quality finishes and creature comforts such as custom crafted nickel and glass pocket doors, mahogany-trimmed windows with integrated UV coating to protect art and furnishings, marble and Travertine limestone bathrooms and limited edition La Cornue ranges imported from France.
Last fall, before he dropped $10 million for a “Health-Centric” two bedroom and 2.5 bathroom condo at the freshly constructed Delos building in Greenwich Village, Leo DiCaprio reportedly peeped the Puck Penthouses and in January, with their 7,452-square-foot, duplex penthouse in SoHo up for sale at $37.5 million, rock star Jon Bon Jovi and his long-time wife, Dorthea, reportedly went for a look see at the plush and remarkably spacious penthouses.
Penthouse VI, the smallest of the six Puck Penthouses, which at 4,895-square-feet isn’t particularly small, popped up on the open market in late January of this year, with a $21 million asking price. With no takers it was taken off the (open) market in mid August only to reappear in late September with a new and higher $22 million price tag. Current listing details show Penthouse VI has three bedrooms, 4.5 bathrooms and mouth-drying monthly taxes and common charges that total $13,805. Floor plans show a downright gargantuan Great Room that spans 1,285-square-feet with eight over-sized windows and a fireplace as well as a suburban-mansion sized eat in kitchen and a somewhat surprisingly picayune media room. The two guest/family bedrooms have en suite facilities and walk-in closets while and the master suite all by itself eats up 1,600 square feet and comprises a private sitting room/office, a 29-foot long bedroom, two fitted dressing rooms and two windowed bathrooms.
A few days after Penthouse VI showed up on the open market so did Penthouse IV, the second largest of the penthouses with 5,919-square-feet, three bedrooms, 5.5 bathrooms and an asking price of $27.5 million. The penthouse sold in June to an as yet unidentified buyer via an acronymic limited liability company (Hnz Group) for $28 million. Coincidentally enough, “The New York Times” reported last year in an informative article about the ongoing construction of the Puck Penthouses that Mister Kushner anticipated he and Miz Trump and their two small children will likely “leave their four-bedroom penthouse at the Trump Park Avenue for a penthouse at the Puck sometime next year.” Could the Kushner-Trumps be the $28 million buyers of Penthouse IV? Well, they could be but this property gossip has certainly not heard that before and we don’t suggest anyone go around repeating that like it’s truth because, well…. Anyways…
At the same time Penthouse VI came back up for sale at $22 million in late September, Penthouse II (above) was also put on the open market at $35.1 million. Penthouse II weighs in at a hefty 5,222 square feet with three bedrooms and 5.5 bathrooms. Floor plans show a 1,317-square-foot master suite with dual dressing rooms and bathrooms, a center island kitchen, a tiny windowless den and a 1,007-square-foot combination living/dining room where broad expanses multi-paned windows and glass doors open to a 799-square-foot private terrace with 270-degree views to the north, east and west.
Penthouse No. V isn’t currently listed on the open market but the floor plan (above) on the building’s dedicated website shows the two-story spread has three or four bedrooms depending on use and 6.5 bathrooms in 5,672 square feet. Notable features include an L-shaped combination living/dining room with double-sided fireplace, a large library off the living room and a wee and windowless media room or gym. The children will note that a private elevator saves residents and guests the awful indignity and effort of climbing up and down the curved staircase. Each of the guest/family bedrooms has a private bathroom and walk-in closet while the extensive master suite is complete with large bedroom, smaller separate sitting room with fireplace, two fitted dressing rooms and a pair of bathrooms.
At 4,998 square feet with three bedrooms and 5.5 bathrooms, Penthouse III (above) is slightly larger than Penthouse VI but has an almost identical layout. (Penthouse VI has a tiny media room while III has, instead, an expanded utility and service area with bathroom that ensures the hired help do not have to use the same powder room as residents and guests.) The asking price has yet to be disclosed but given its similar proportions to Penthouse VI Your Mama imagines it’s probably be in the $22-25 million range.
Penthouse I (above) is by far the largest and most lavish of the six penthouse with 7,241 square feet of interior space on two floors plus another and rather astonishing 5,158 square feet of private terraces. The official listing price has not been released or leaked to this property gossip but it’s widely rumored and reported to be up around $60 million. The floor plans show four bedrooms and 5.5 bathrooms plus a cell-sized staff bedroom with attached bathroom and detached and sky-lit studio space with private bathroom. A sky-lit entrance hall connects via a long gallery to a colossal combination living/dining room that floor plans indicate measures almost 27 feet wide and nearly 50 feet long with windows and glass doors on three sides that open to a public plaza-proportioned wrap around terrace. Other luxuries noted on the floor plan include a glass-fronted walk-in wine storage room, a six-seat media room, a compact gym that opens to a terrace with a “yoga lawn” and, on the upper terrace, a wet bar and spa.
