Long gone are the days when amenities in condo towers meant a dingy basement gym with a few bone-jarring treadmills and a handful of dumbbells. The new wave of amenities in New York’s luxury developments are like fantasy theme parks filled with every possible outlet for their resident’s entertainment, exercise, and relaxation, including expansive swimming pools, state-of-the-art gyms, spas, rock walls, music rooms and of course, kids areas. However, a new mega high rise taking shape in Brooklyn’s ritzy DUMBO neighborhood, Front & York at 85 Jay Street, will make other condo play spaces look like an afternoon at Chuck E Cheese’s.
The hulking building, with 728 one- to four-bedroom units, will contain over 150,000 square feet of indoor and outdoor amenities over four floors. Yes, there are enough sports activities to host a Cross-Fit world championship, but it’s the esoteric touches — the wine room, coffee lounge, the chef’s kitchen, outdoor theater, game room and private gardens — that will have residents giving the cold shoulder to the glittering Manhattan skyline across the East River. Only one snag; Residents will pay dearly for privileged access. The building’s condo taxes and maintenance fees are a similar amount to most people’s monthly rents or mortgages — think a couple of grand per month for a 630-square-foot one-bedroom spread that costs $1 million to buy — you might be working too hard enjoy everything around you.
