
Unique in Manhattan with its proximity to green space and Hudson River Park, as well as its walkability to some of the city’s best restaurants, shopping, and cultural institutions, Tribeca is one of New York’s most expensive and sought-after enclaves. Just ask all the Hollywood types who maintain homes in Tribeca. Justin Timberlake and Jessica Biel, Harry Styles, Meg Ryan, Blake Lively and Ryan Reynolds, Jennifer Lawrence, Jake Gyllenhaal, and Rebel Wilson have all called the same Greenwich Street building home, and the chic downtown neighborhood has also been home to Taylor Swift, Trevor Noah, Mariah Carey, and before they busted up, Tom Brady and Gisele Bündchen.
For those looking to buy into the high-priced nabe and desire a residence that offers five-star amenities, gorgeous views and brand-new kitchens no one has ever cooked in, sales have launched at 450 Washington Street. A total renovation of a former rental building and designed by celebrated architects Roger Ferris + Partners, the building will bring 176 residences to the Hudson River waterfront, with units priced from approximately $1 million to $10 million.
The architects completely cleared the floor plates of the former rental building, thus creating a fully modern building with all-new apartment layouts, an impressive lobby, and a ton of square footage to a pampering slate of amenities. This also allowed for the creation of spacious residences as well as a brand-new façade of enormous bronze-trimmed windows that make the most of the head-on river views.
The residential units are condops, a fairly rare combination of co-op and condo scenarios. They were created in the 1980s to exploit a tax rule that no longer exists, but some buildings remain organized this way. In a nutshell, each co-op resident owns shares in a corporation, which itself owns the entire residential portion of the building as one condo.
Entering from one of Tribeca’s charming cobblestone streets, residents arrive at 450 Washington through a gated entryway into a private courtyard designed by world-renowned landscape architect Hollander Design. The garden features lush plantings and a covered walkway to the lobby, with custom furnishings and lighting by MAWD and a 24-hour doorman.

The 2,077-square-foot apartment boasts dazzling views over the Hudson River, along with the Statue of Liberty and beautiful sunsets over the New Jersey skyline. Residents can work remotely in a business center, which has two meeting rooms, while the youngins can get their yayas out in the children’s playroom. There’s also on-site parking with direct elevator access from the lower level and private storage.
