If you’re a rabid fan of the Arkansas Razorbacks football team, this property will be right up your alley — or should we say, pig pen? Situated directly across the street from the Donald W. Reynolds Razorback Stadium, on two adjacent parcels of land on North Oliver Avenue in Fayetteville’s University Heights neighborhood, there’s a trio of residential structures now on the market for a cool $12 million — making it the most expensive listing in the entire Natural State.
When it comes to the old real estate adage “location, location, location,” the meaning definitely rings true here, especially if you’re a pigskin fan. A complete gameday epicenter — and home-based business that the current owner has taken full monetary advantage during the almost three decades since it was acquired for $35,000, according to property records — the spot comes replete with plenty of parking, and ample room for elaborate tented tailgating affairs amid beautifully landscaped lawns and towering shade trees.
There’s even a two-story treehouse equipped with a fireman’s pole, two TVs, and electricity and Wi-Fi access that can be rented out on game day, plus steps that lead directly to the stadium once you’ve had your fill of burgers and beer.
And as if being right on the doorstep of the stadium isn’t enough … when it’s time to relax, the main home is pretty special as well. One of three structures on the site, it was built in 1966 and remodeled in 2013, and features seven bedrooms (including a master suite with a wood-beam ceiling, fireplace and walk-in closets); six baths; a family room with a floor-to-ceiling brick fireplace; and two spacious kitchens (one with three ovens, two dishwashers, a large eat-in island, mini beverage cooler, refrigerator and massive pantry with yet another refrigerator).
A second structure built in 1946 and renovated in 2007 has been used as a rental house, while the third building is a four-story home constructed in 1997. Both are outfitted with several kitchens, game rooms, entertaining spaces and those all-important bathrooms, with the total square footage of all three residences coming in at 11,320 square feet.
Outdoors — in addition to more than a dozen wooden decks, porches and patios — is a heated pool flanked by two of the structures. The result? Why the ultimate Hog Heaven, of course!
Mary Alexander of Lindsey & Associates serves as the listing agent.
