There’s something playfully energetic about this grandmacore-esque co-op on SoHo’s Wooster Street. Bright paint, amusing artworks, and fun artifacts contrast against old-money, old-school Park Avenue furniture (four-poster beds and secretaries), swagged curtains, and floral bedding. Its owner, Susan Paul Firestone — as in the tires! — is an artist and an art therapist.
The corner loft is in one of those cool and funky, genuinely old buildings with oversized windows and structural columns. Built in 1891 by Alfred Zucker, the Romanesque Revival building is close to some of SoHo’s best restaurants and shopping. With two bedrooms and two baths set in 3,050 square feet, the co-op is asking $4.5 million via Nick Gavin at Compass. Monthly fees are $7,308.
The keyed elevator opens to a windowed foyer. With 11’ ceilings and original hardwood floors, the adjoining living room, dining room and studio space occupy over 2,300 square feet and flow seamlessly together surrounded by 12 oversized cast iron windows. Three columns divide the space, making it easy to zone leisure, dining, and creative spaces.
Who doesn’t need loads of storage these days? The apartment satisfies in that regard with lots of custom closets and built-ins that provide ample storage throughout. In the northwest corner of the loft, the principal bedroom offers custom frosted glass clerestory windows that provide filtered sunlight from the art studio during the day. The suite also includes three extremely deep built-ins and a separate walk-in closet plus a large en-suite bathroom. The second bedroom is also generously proportioned and also has its own en-suite bathroom.
The next owners may not embrace the grandmacore décor (or the windowless bedrooms!), but as a blank canvas, this flat in one of New York’s most coveted neighborhoods could easily be turned into a dreamy and functional live/work space.
