Always wanted to live close to one of the wealthiest persons on the planet, while simultaneously residing in an architecturally pedigreed pad that’s housed both a famed Tinseltown choreographer and screenwriter? You might have just hit the jackpot with this Beverly Hills mansion! Originally designed by Wallace Neff, it just popped up for sale asking a speck under $11 million.
“It is very rare for a buyer to come across a house with two such important details,” says listing agent Josh Flagg of Douglas Elliman. “Firstly, the home was built by Wallace Neff, who was one of the most prolific California architects of the 20th century. Second, the home is located directly across from one of if not the most valuable properties in Southern California — the former home of David Geffen and the current home of Jeff Bezos. Not many people can say this.”
Sited at the northern edge of Beverly Hills in lower Benedict Canyon, amid a walled and gated parcel spanning over a quarter of an acre, the Spanish Colonial Revival-style home is directly across the street from the legendary Jack Warner estate, which Geffen sold to the Amazon chief back in 2020 for a record $165 million.
The house also is part of Hollywood history, having been formerly owned by noted choreographer Busby Berkeley (“42nd Street,” “Footlight Parade”) and Universal screenwriter John L. Balderston (“The Mummy,” “The Bride of Frankenstein”).
Built in the late 1920s, the white stucco and terracotta-roof structure was extensively remodeled last year, complete with five bedrooms and six baths in nearly 4,500 square feet of two-level living space adorned throughout with hardwood and tile floors, arched doorways and wood-beam ceilings. Modern amenities complement all the loving characteristics of yesteryear, per Flagg, complete with a gym and multiple terraces providing seamless indoor-outdoor environs.
Especially standing out in the stylish abode is a spacious foyer boasting red Saltillo tile floors and a curving wrought-iron staircase, which flows to a living room sporting a tile-clad fireplace and French doors spilling out to a patio. Adjacent is a “floating bar” and sitting area, and other highlights include a custom Boffi chef’s kitchen replete with an eat-in island, high-end Gaggenau and Sub-Zero appliances, and a casual dining area, plus a cozy fireside nook adjoining a wine room.
Upstairs, a posh master retreat is decked out with a raised bed platform, fireplace, sitting area, private balcony and walk-in closet with a coffee bar. A spa-inspired bath comes equipped with dual vanities and a huge glass-encased shower; and outdoors, the resort-like backyard is laced with mature trees, and hosts a patio ideal for al fresco dining and entertaining with a built-in barbecue, as well as a large sundeck-wrapped pool and separate hot tub.
