
Beach Hampton is a private beach community in sleepy Amagansett. Often referred to as Amagansett Dunes, or simply the Dunes, the neighborhood was set up in the 1930s with small cottages on small plots.
The original developers published a brochure that included drawings of various styles of houses that could be purchased from the company for as little as $2,900, and prospective owners were told, “Beach Hampton, less than three hours from New York City, is not just another real estate development, it is an ideal, a vision, a dream that we have made come true. Here, if you will, awaits you, a new world of happiness!”
Unfortunately, the notorious 1938 hurricane wreaked havoc on the new world of happiness. However, there were a few houses, such as this one, that did survive. Subsequent owners of the Cape Cod-style cottage have been careful to preserve its charming 1930s cottage feeling, and it, along with a guest cottage, is available for sale via Michael Schultz at Corcoran for the not-very-1930s price of $3.95 million.
Together, the compound adds up to five bedrooms, three full baths, and one half-bath, with 2,078 square feet of space, set on almost a quarter acre. The main house features a fireplace with seabird tiles made by noted midcentury ceramicist Carol Janeway, who was a friend of a previous owner. Both the three-bedroom main house and the two-bedroom guest cottage have been renovated with respect for the past, preserving as much as possible, with old hardware, beams and paneling, and painted floors.
Off the main house’s living room, the dining area opens to a shady outdoor dining pergola, perfect for casual summer entertaining, while the simple and up-to-date galley kitchen opens to a courtyard that links the main house to the guest house. The guest cottage offers an eat-in kitchen, outdoor shower, and a hidden covered porch.
Not enough bedrooms or square footage? No pool a deal-breaker? No worries! There’s room for an expansion and a permit is pending for an 18’ x 30’ pool. Other outdoor improvements include irrigation, deer fencing, and a new septic system.
This is such a sought-after area, prices are only going to go up in the future—and of course, residents can walk to a private beach. Looks like the original developers’ new world of happiness is attainable once again.
