This $65 Million Holmby Hills Mansion Includes an Operating Room and Bowling Alley

Back in 2013, when this mega-mansion on L.A.’s prestigious South Mapleton Drive first popped up for sale, the all-new structure wowed onlookers with its wild list of amenities. Beyond the 12-foot front gates and guardhouse, the 31,000-square-foot beast included a house full of custom Fendi Casa furniture and a beauty parlor, and that’s only the tip of the proverbial iceberg.

Eight years later, the property doesn’t seem quite as outrageous — we have otherworldly estates like Bel Air’s The One to thank for that — but it’s assuredly still every bit as extravagant. And the features are still just as impressive — or head-scratching, depending on one’s point of view. Built by controversial developer Nile Niami and last sold in 2014 for $44 million, the house is now owned by Kuwaiti-born Jordanian billionaire Hasan Ismaik, who’s been trying to sell the place since 2018. Initially priced at $70 million, the house has been relisted with high-end realtor Kurt Rappaport of Westside Estate Agency at a slightly trimmed $64.95 million ask.

Though the home’s exterior belongs to no particular architectural sect, the interiors are decidedly contemporary, in a very glitzy and Dubai-influenced sort of way. The basement level contains a full medical suite, with dental offices and separate doctor’s operating room (not pictured); also down there are an enormous indoor pool and spa alongside a “wellness suite” with massage and fitness facilities. A four-lane bowling alley is overlooked by a plush lounge.

The movie theater screen is practically stadium-worthy, and other features include a golf simulator, a games room services by a massive wet bar, and a marble-slathered kitchen with bespoke cabinets and appliances. The all-glass wine cellar can swallow hundreds of wine bottles, and there’s a conveniently family-sized tasting area. Upstairs, the master suite has several chandeliers and banks of steel-and-glass doors opening to a private terrace.

Out back, vast lawns spill out to a perfectly oval swimming pool and its inset spa. Two small cabanas flank the “five-star” pool and neighboring fountains, and the entire property perimeter features a row of thick hedges for the ultimate park-like tranquility.

There’s also a two-bedroom guesthouse, plus an outdoor kitchen adjoining a cabana with misters — perfect for cooling off during oppressively hot SoCal summers. The estate’s separate staff entrance is discreetly tucked around a corner, well out of sight from the fortress-like main entryway.
