Though his modern Paul McClean-designed home in the posh Beverly Hills enclave of Trousdale Estates only just popped up for sale with a $27.5 million ask, Maurice Marciano — the fashion tastemaker best-known for cofounding the iconic Guess? clothing brand with his brothers Paul, Armand and Georges back in the early 1980s — has already gone out and picked up a new place, trying a recently rebuilt mansion less than a mile away from his old one on for size.
Records show Marciano paid local real estate broker Fred Bernstein of Westside Estate Agency $35.5 million for the modernist digs, as was first reported by the Los Angeles Times.
Bernstein, who also works as a developer, bought the house from film producer/software heiress Megan Ellison in 2016, paying $12.3 million. He then gutted and completely rebuilt the residence, enlarging the premises and adding a litany of wow-worthy features. The home rests on a heavily wooded parcel of land spanning over three-quarters of an acre, in a prime neighborhood pocket situated between the Beverly Hills Flats and Trousdale Estates neighborhoods, and is fronted by a spacious motorcourt and striking “floating” entryway leading to a glassy front door.
Inside, five bedrooms and eight baths are filtered across 9,300 square feet of modernized living space adorned throughout with hand combed limestone, plaster walls, custom white oak millwork, skylights and rare marble. Walls of steel and glass pocketing doors lining the rear of the home open to provide seamless indoor-outdoor environs.
Especially standing out is a plush media room displaying cashmere walls, as well as a silk-clad dining room featuring a wine wall. Other highlights include an updated kitchen outfitted with dual islands, high-end stainless appliances and a light-filled breakfast nook, along with a gym and fireplace-equipped library sporting built-in bookshelves.
All of the bedrooms are of the ensuite variety, and include a sizable master retreat complete with a seating area and walk-in closet, plus a luxe bath boasting dual vanities, a soaking tub and glass-encased shower; and outdoors, a sprawling grassy lawn hosts a pool and spa surrounded by numerous spots ideal for al fresco lounging and entertaining — one accented by a towering fireplace. There’s also a five-car garage.
Marciano, now in his 70s, has held several senior executive roles at Guess? during the past 30 years, most notably as CEO and chairman. He retired as an executive officer at the end of January 2012 and was replaced as non-executive chairman of the board in 2020 following a biking accident, but remains a board member. In addition to his for-sale Trousdale Estates property and newly acquired home, Marciano also owns a Napa Valley winery in Saint Helena.
The listing was held by Bernstein and Ethan Peskowitz of Westside Estate Agency; Kurt Rappaport of Westside Estate Agency repped the buyer.
