
Eight-time Grammy winning songwriter and record producer Philip Lawrence, who’s worked with Adele, Flo Rida, Wiz Khalifa and CeeLo Green but is best known for his hit making association with The Smeezingtons, a no longer together songwriting team comprised of Lawrence, Ari Levine and Bruno Mars, has hoisted his glamorously appointed apartment in New York’s Lincoln Square area on the market at $8.25 million.
Lawrence, also part of Shampoo, Press & Curl, another Grammy-winning songwriting/producing team with Bruno Mars, and his wife, celebrity stylist/fashion designer Urbana Chappa Lawrence, purchased the 38th floor aerie about 2.5 years ago for not quite $7.568 million and subsequently had it worked over in high style by Los Angeles-based designers Patrick Dragonette and Charles Tucker. Notable details of the almost 3,100-square-foot, four-bedroom and four-and-a-half-bath condo include motorized window treatments, custom closets, a built-in safe, camera-equipped security, and a comprehensive home automation system.
Light pours in through floor-to-ceiling windows and reflects off the golden wallcoverings and the lustrously painted ceiling in the trapezoidal combination living and dining room that boasts eye-catching light fixtures, built-in media equipment and sky-high city views. The separate kitchen bucks the open-concept trend and balances dark-stained walnut cabinetry with frosted glass panels and thick slabs of web-veined marble.
All of the bedrooms open off a long corridor sheathed in the same golden wall covering as the living/dining room. Each of the three guest bedrooms has a private bath, a wall-mounted television and huge windows that frame spectacular views to the north and east. One guest room boldly showcases starry night sky wallpaper, and another has even more bold, girlishly pink floral wallpaper behind the bed.
At the end of the hall, the primary bedroom includes an entry vestibule, a fitted walk-in closet almost as big as the secondary bedrooms, and a bathroom replete with a radiant heated marble floor, brushed limestone walls and a deep soaking tub daringly placed next to a wall of glass. Completed in 2017, and part of Chrisian de Portzamparc’s master-planned Riverside Center, the 42-story Pelli Clarke Pelli-designed tower benefits from a 20-year 421A Tax Abatement, which keeps taxes low. In the case of Lawrence’s condo, they’re barely over $200 per month. However, common charges that pay for the building’s laundry list of services and amenities tally up to an additional $3,567 per month.
Listings held by Maria E. Daou of Coldwell Banker Warburg indicate the condo is also available as a fully furnished rental at $55,000 per month.
Over the last few years, the Lawrences have been making real estate moves on the Left Coast, too. In late 2019 they ponied up $10.55 million for a neo-Palladian mansion in Encino — the seller was former MLB shortstop Jimmy Rollins — and last summer they sold another house in Encino for a tetch above $4.555 million, way over the not quite $4 million asking price and a nicely profitable amount over the $2.825 million paid in 2014.
