Cynthia Nixon Drops $4.4 Million on Multi-Unit Manhattan Townhouse

It’s no secret in property gossip circles that film, television and stage actress, political activist and 2018 New York gubernatorial candidate Cynthia Nixon and her spouse Christina Marinoni have recently peeped around a few for-sale townhouses in lower Manhattan. And, as was first tattled in the New York Post, tax records now show the low-key couple have sealed the $4.4 million deal — the full asking price — for an early 20^th-century townhouse located a handful of blocks east of the Empire State Building in the bustling and unheralded Kips Bay neighborhood at the southeastern flack of Midtown.

Listings held by Dexter Guerrieri at Vandenberg, a boutique outfit that specializes in the townhouse market, indicate the plain and well maintained if not fully up to date townhouse spans nearly 5,000 square feet and is divided into three units, a two-bedroom and three-bath triplex owner’s unit that includes the partially finished basement and two full-floor flats, each with two bedrooms and a bathroom.

Entered via a door tucked hobbit-like beneath the stoop that leads up from the street to the entrance vestibule for the upper-level apartments, the three-floor owner’s unit includes a perfectly ordinary eat-in kitchen with newer stainless steel appliances and a dining room with walnut-stained parquet flooring that extends into the step-down living room where a whitewashed brick fireplace anchors one wall and a wall of windows leads out to a nearly fifty-foot-deep bi-level garden with a mature Magnolia tree. Each of the two bedrooms has a small dressing outside a private bathroom and one of them has a big antique brick fireplace, while the basement contains a windowless den, a laundry room and extensive storage.

The two full-floor units on the top two floors are almost identical with an itty-bitty galley kitchen and a nice-sized north-facing living/dining room with an operational fireplace. The larger of the two bedrooms in each unit has an unexpectedly spacious walk-in closet, while the second bedroom in each unit is hardly larger than a prison cell.

With some imagination and a bucket of moolah, the townhouse can be restored to a single-family home.

Marinoni and Nixon, the latter of whom had plum role in the acclaimed series “Ratched” last year and will reprise her Emmy-winning role of Miranda Hobbes in the upcoming “SATC” revival “And Just Like That…,” and have long made their home in the not so long ago pretty-gritty but nowadays expensively chic Noho neighborhood. Tax records show their loft-like co-operative was purchased in 2012 for $3.25 million and sprawls over about 2,500 square feet in a handsome Renaissance Revival-style boutique building that dates to the turn of the 20^th century. The couple also co-own a one-bedroom condo in a coveted doorman building in the East Village that they purchased with another couple about 4.5 years ago for close to $1.5 million.
