
It’s almost unheard-of in Hollywood, but Angelique Cabral and Jason Osborn have done something few are brave enough to attempt: They’ve downsized. Or, more accurately, they’ve swapped a trendy house for a non-trendy (and smaller) one, albeit one that’s arguably in a better area of town. To call it a true downsize would be a little unfair, considering the new house is nearly as expensive ($3.3 million) as the old one ($3.8 million).
The former house features three full floors of stylish multi-level living across more than 5,000 square feet. It was built new in 2017 and features a typical modern farmhouse style, with an open layout and a host of glitzy modern amenities, the sort of features that have become ubiquitous in San Fernando Valley new construction. But the new house lies on a prime street in leafy Toluca Lake and is a traditional single-story, with traditional interiors that lack the contemporary sparkle many buyers seek. It’s also smaller — less than 4,000 square feet of living space — but the lot is bigger and more family friendly. The midcentury ranch-style home also is just steps from a beautiful lake (the “lake” in Toluca Lake) and the exclusive Lakeside Country Club.
Cabral, a veteran actress (“Life in Pieces,” “Undone,” “Friends With Benefits”) and Osborn, a marketing director at The Wonderful Co., seem to enjoy flipping houses. The road to the couple’s most recent acquisition began in 2015, when they paid $1.2 million for a 1920s bungalow above L.A.’s Laurel Canyon, subsequently renovated and sold the place for $1.8 million. The couple then doled out $3.2 million for the modern farmhouse-style property in Studio City, which they’ve now unloaded for $3.8 million.
Bordered by a picturesque white picket fence with a gated arbor, and punctuated by fragrant sprays of colorful roses, the Toluca Lake house was built in 1962, and rests on a 0.35-acre parcel. There’s a grassy front lawn, plus a wide driveway that travels to a detached garage tucked into a corner of the backyard. A portico-topped front door opens to the interiors, which include four bedrooms, four baths and well-maintained, if decoratively outdated, rooms.
A spacious living room offers hardwood floors and a fireplace. Across the way, an all-white kitchen gleams with granite countertops and double ovens, and connects to a fireside family room with a dining area that opens outside via French doors. Down a hallway, secluded behind double doors, the owner’s suite offers separate ensuite bedrooms, a custom walk-in closet with built-ins, plus a mirrored bonus room ideal for a gym or home office.
Two additional bedrooms with their own baths can be found elsewhere in the house. Though the property isn’t particularly large, the oasis-like backyard is snazzily outfitted with a freeform pool and spa flanked by flagstone patios, pergolas, a barbecue area and cozy firepit. The listing agent for the Toluca Lake home was Craig Strong of Compass; Stefani Stolper Schmacker of Compass repped the buyers.
